表参道の裏路地に建つ小さな賃貸ビルのプロジェクト。
表参道を一本入ると、住居、ショップ、オフィスが混在した魅力的な環境が広がる。
不動産業を家族的に営むお施主さんから、住居、店舗、サロン、ギャラリー、オフィス、SOHOのいずれでも運用できる、良質なストックとなる建築が求められた。
まずは築年数が経っているのに、借り手が根付いているビルを施主と一緒にリサーチして、どんな要素があると愛されるビルになるのかをブレストしていった。
私たちが見出したのは、下記のような法則である。
・開口部の美しさ
・スチールサッシや木製建具など手づくりの雰囲気
・外壁の素材感があること
・街から自然にアクセスができる外階段
・街と呼応する外観のリズム。単調な箱でないこと
上記の要素を丁寧にスタディしながら、なるべく整形で貸しやすい空間を各階につくった。
また、このプロジェクトでは
・ぐるぐるとビルの周りを回るアプローチ階段
・外断熱工法の採用（家庭用エアコンで十分にオフィスが運用できる）
・屋上の緑化による断熱性能向上（メンテナンスフリーの屋上緑化基盤の採用）
・内装工事ゼロでもカッコよいスケルトン（外断熱に合わせて内部空間をコンクリート打ち放し仕上げとして）
とすることで、ビルとして他と差別化ができるようにした。
おかげさまで竣工以来一度も空き室がでていないようでほっとしている。
A small commercial building in the back alley of Omotesando.
Situated one block back from the high street, the site sits within a blended environment of residences, shops, and small offices, a charming atmosphere so particular to this area. The brief was to create a high performance rental building with inherent flexibility and strong character, that fits in.
Each space was designed free of program, to be transformed by each tenant that comes along. We hoped to create an open environment where the activities of each person could actively correspond to the city, and a new rhythm of activity would begin to contribute to the street culture of this area. The concrete shell sets the scene, and the external staircase brings the city in, creating a network of openings for natural light in, and views out.
To date the building has been a positive intervention in the area, used as a mixture of offices, stores, galleries, salons and SOHO units.
